The best LEGO Modular is not automatically the prettiest facade or the most expensive retired set. If you buy a Modular Building in the Netherlands today, you usually need three answers at once: which set builds well, which set looks right in your street and which set is fairly priced now.

That is why this is not a nostalgia list with only fan favourites. We compare LEGO Modular Buildings as buying decisions. A classic such as Parisian Restaurant can still be an excellent design, but if the market price has moved far beyond its original RRP, it is not a better buy for most people than a current set with stronger price data.

Use this guide in three steps: choose your buyer type, read the ranking, then check the live set page. Especially with LEGO Icons sets, price drops can be short-lived. A good Modular deal is usually a temporary price window, not a permanent new market price.

We do not rank Modulars on gut feeling alone. For every LEGO Modular, we weigh seven signals:

  • current lowest price against RRP;
  • price per piece;
  • availability at Dutch retailers;
  • build experience and display value;
  • fit with other Modular Buildings;
  • life stage of the set: current, late-cycle or retired;
  • the risk that waiting becomes more expensive.

That makes this different from a pure favourites list. A retired classic can be excellent, but if scarcity drives most of the price, it drops in a buying ranking. A newer set can move higher when it is broadly available and the price per piece makes more sense.

What counts as a LEGO Modular Building?

By LEGO Modulars, we mean the official Modular Buildings Collection: large buildings on a modular footprint, usually aimed at adult builders, with removable floors and connection points for a street layout. The line started in 2007 with Cafe Corner and has usually received a new addition each year since.

Some LEGO sets look like Modulars or work well in a city layout, but do not always belong to the same official collection. Large Marvel buildings, NINJAGO City sets and BrickLink Designer Program buildings can be impressive, but this guide focuses on the Modular Buildings buyers normally mean when they search for “best LEGO Modulars”.

New in 2026: Shopping Street

On 4 December 2025, LEGO announced the newest Modular Building: LEGO Icons 11371 Shopping Street. The set became available in January 2026, has 3,456 pieces and carries an RRP of EUR 249.99. The model uses two buildings around a shopping street, including a music store, furniture store, workshop, apartment and roof terrace.

Shopping Street matters because it changes the current Modular line-up. We do not treat it as a hard price winner yet because BricksDeal does not have enough Dutch price history and price-drop data for it. For early buyers, that is the lesson: with a new Modular you often pay close to RRP, while waiting for broader availability can create better data later.

Which LEGO Modular fits you?

If you are new to Modular Buildings, choose a current set that is easy to compare. Boutique Hotel and Jazz Club are strong starters because they create recognisable buildings, include enough interior detail and avoid the higher secondary-market prices attached to retired sets. For current sets like these, a price alert can save you from checking every retailer manually.

If display value is your main goal, Natural History Museum makes more sense. It needs more space, but it also gives more volume and presence. In a display cabinet or wide street, that matters more than the lowest purchase price alone.

If you collect older Modulars, the calculation changes. Police Station, Bookshop, Downtown Diner, Assembly Square and Parisian Restaurant can be stronger designs than some current sets, but their price is more often driven by scarcity. Buy those sets only when you specifically want them, not because they happen to appear in a top 10.

Best choice by situation

Best first Modular: Boutique Hotel. The corner shape is immediately useful, the architecture feels mature and the set stays attractive without demanding too much room.

Best price-conscious choice: Jazz Club when it sits clearly below RRP. The set has colour, several functions and enough minifigure story to work as a standalone purchase.

Best large display set: Natural History Museum. This is the set for builders who want impact in a wide street or display case and have the shelf space for it.

Best collector pick: Parisian Restaurant, but only if you consciously want to pay for the classic. As a first Modular, the current market price makes it harder to justify.

Best new candidate to follow: Shopping Street. The set is current and relevant, but unless you need it at release, wait for a better price or broader Dutch data.

When should you buy a LEGO Modular?

A good Modular deal usually has three signals at the same time: the price is below RRP, several retailers have stock and the current price is close to the historic low. A discount percentage on its own is not enough. Some retailer promotions look stronger than they are when you compare them with price history.

Also check the set life stage. New Modular Buildings often sit near RRP for a while before the first real price drops appear. Sets near the end of their sales cycle can become more expensive quickly once stock dries up. With retired sets, you are usually paying for scarcity, reputation and collection completeness.

If you hesitate, do not wait for a magic discount percentage. Look at the combination of lowest price, stock and historic low. A set sitting 18 percent below RRP today at several retailers can be better than a retired set that is “wanted” but already far above its original price.

Current sets or retired Modulars?

For most buyers, current LEGO Modulars are the more sensible choice. They are easier to compare, more often have several Dutch sellers and sometimes drop temporarily below RRP. That lets you wait for a better price without immediately worrying that the set will disappear.

Retired Modulars are mainly useful when you want a specific building style or need to complete a collection. Parisian Restaurant and Downtown Diner have strong reputations, but their higher market prices make them weaker first purchases. If you buy mainly for value for money, current sets usually win.

Common mistakes when buying LEGO Modulars

The first mistake is paying too much for nostalgia. Older sets feel rarer and therefore more attractive, but rarity is not the same as buying value. A higher price can simply mean you are late, not that the set is better.

The second mistake is relying only on price per piece. Modulars with small interior details can have a good price per piece but less facade volume. A set with fewer parts can look stronger in a street. Use price per piece as a control signal, not as the final decision.

The third mistake is waiting without a limit. Decide in advance at which price you will buy. For current sets, that is often a clear drop below RRP. For retired sets, it is safer to set a maximum price and avoid chasing every marketplace listing.

If a set is close to its historic low and stock is broad enough, that is usually a stronger signal than a loud discount label. To search more widely than this top 10, start with all LEGO sets or current LEGO deals.

If you are choosing between two sets, do not automatically buy the higher-ranked one. Buy the set that fits your space, build preference and budget. A large museum is impressive, but a smaller Modular can be better if your street is still compact or you would rather combine several buildings.
